In bester Ruhelage und mit kurzen Wegen ins Stadtzentrum wahrlich eine Oase der Ruhe. Die Franzmaier Development Group hat das Grundst\u00fcck <\/strong><strong>erworben und uns mit der Entwicklung und Planung eines exklusiven Wohnprojektes beauftragt.&nbsp;<\/strong><\/p>\n<p>Abgesehen von der ausgezeichneten Lage kann das Projektgrundst\u00fcck mit einer reizvollen Topografie aufwarten: Es liegt auf einer kleinen Anh\u00f6he und endet auf der n\u00f6rdlichen Seite an einer Gel\u00e4ndekante, die steil zur Drau hin abf\u00e4llt und einen sch\u00f6nen Panoramablick freigibt. Dieser besonderen Lage haben wir bei der Konzeption der Wohnanlage Rechnung getragen und insgesamt 36 Wohnungen auf drei freistehende Bauk\u00f6rper verteilt. Besonders attraktiv sind die Wohnungen in den beiden der Drau zugewandten Bauk\u00f6rpern. Sie bieten einen Panoramablick \u00fcber die Drau hinweg auf den Stadtteil Lind, bis hin zur Burg Landskron und die Gerlitzen. Obwohl diese Wohnungen grunds\u00e4tzlich nach Norden ausgerichtet sind, k\u00f6nnen sich die Eigent\u00fcmer in den Sommermonaten \u00fcber herrliche Sonnenunterg\u00e4nge freuen und die Abendsonne im eigenen Garten, auf den Balkonen und Terrassen genie\u00dfen.<\/p>\n<p>Die Zufahrt erfolgt von s\u00fcdlicher Seite \u00fcber die St. Martiner Stra\u00dfe. Die drei freistehenden Einzelbauk\u00f6rper der Wohnanlage bilden eine Innenhofsituation aus. Die gesamte Wohnanlage ist barrierefrei erschlossen; die Wohnungen k\u00f6nnen barrierefrei adaptiert werden.<\/p>\n<h3>Moderne Stadtvillen.<\/h3>\n<p>Die ann\u00e4hernd quadratischen Grundrisse der freistehenden Wohnh\u00e4user beherbergen in jedem Geschoss jeweils drei bis vier Wohneinheiten, im Dachgeschoss befinden sich dar\u00fcber hinaus ein bis zwei gro\u00dfz\u00fcgige Penthouses mit ger\u00e4umigen Terrassen. Die Wohnungsgrundrisse sind dem Zeitgeist entsprechend loftartig mit viel Platz f\u00fcr Wohnen, Kochen und Essen angelegt und verf\u00fcgen alle \u00fcber gro\u00dfz\u00fcgige Balkone, Terrassen und in den Erdgeschossen \u00fcber eigene Gartenanteile.<\/p>\n<p>Das Fassadenbild ist gepr\u00e4gt von einer geradlinigen Strukturierung durch den reduzierten Materialeinsatz: Putzfassaden in den \u00fcberdachten Bereichen und eine hinterl\u00fcftete Plattenfassade in den der Witterung ausgesetzten Bereichen sorgen f\u00fcr Kontraste; die den Balkonen vorgelagerten Sichtschutzelemente aus perforierten HPL-Platten sind teilweise verschiebbar und l\u00f6sen das Erscheinungsbild der Fassaden in eine unregelm\u00e4\u00dfige Struktur auf. Fenster und Portale sind durchg\u00e4ngig bodentief ausgef\u00fchrt und akzentuieren zusammen mit den einheitlichen Metalloberfl\u00e4chen (Gel\u00e4nder, Attiken, Au\u00dfenstiegen) das Fugenbild der umh\u00fcllenden Plattenfassade.<\/p>\n<h3>Hohe Anspr\u00fcche an die Qualit\u00e4t.<\/h3>\n<p>Der Bautr\u00e4ger legt h\u00f6chsten Wert auf professionelle Partner und setzt hohe Ma\u00dfst\u00e4be f\u00fcr die Qualit\u00e4t der Basisausstattung. Draubermen<\/h3>\n<p>Das Projektgrundst\u00fcck grenzt im Norden an eine Steilb\u00f6schung. Diese Grundst\u00fccksparzelle 1405\/1 steht im Eigentum der Stadt Villach (\u00d6ffentliches Gut) und ist mit einer Hangsicherung gest\u00fctzt, die vor etwa 20 Jahren eingebaut wurde und einem regelm\u00e4\u00dfigen Kontrollzyklus unterliegt. Bei der letzten \u00dcberpr\u00fcfung im Jahr 2018 wurde ein Sanierungsbedarf festgestellt.<\/p>\n<p>Im Herbst 2020 hat die Tiefbauabteilung des Magistrats Villach mit den Sanierungsarbeiten der Hangsicherung begonnen, die durch den Umstand, dass das Projektgrundst\u00fcck bis dahin ungenutzt war, deutlich erleichtert hat. In weiterer Folge haben die Bauma\u00dfnahmen f\u00fcr das Wohnbauprojekt (Errichtung einer Tiefgarage sowie die Gel\u00e4nderegulierung durch die Tieferlegung des Bestandgel\u00e4ndes) zu einer verbesserten Lasteintragung und Stabilisierung der B\u00f6schung beigetragen.
